Finding the perfect tenants for your unit involves many steps. Here are six important steps that every landlord should be aware of!

Market Research
Before listing your property for rent, research rental rates in your area. Use sites like HouseSigma and Rentals.ca to understand how long it takes to rent a unit and current rental prices. These sites can also provide insights into how properties manage utilities.

Price it Right
One of the most important aspects of finding renters is pricing your unit appropriately. It’s better to be $100 below market rent with fantastic tenants than at market rent with suboptimal tenants. Additionally, consider if your unit is rent-controlled. If it’s not, it’s more advantageous to fill your unit immediately rather than holding out for higher rent.

Prepare Unit
Prepare your unit for showings. Potential tenants have a 15-30 minute window to decide if they want to live there, so make sure it shows well. If the unit is vacant, patch up the walls and apply a fresh coat of paint, as paint offers one of the highest returns on investment. If the unit is tenanted, ask if you can bring in a professional cleaner or provide more than 24 hours’ notice to ensure the unit is well-prepared.

Advertising
It’s very important to advertise your property as widely as possible. List on any website you can think of (Kijiji, Facebook, Rentals.ca, and MLS often get the most traffic). Don’t be afraid to invest in paid advertising; spending $100 on marketing is much cheaper than having a full month of vacancy. Let people know that the unit is available, the more eyes on the property the more showings and applications.

Screening

Lease Draft
In Ontario, you must use the standard form of lease, but you can still include a schedule or appendix. Invest in a good paralegal to draft these documents for you. The rules in the Residential Tenancies Act (RTA) heavily favor tenants, so having a well-crafted lease can help address issues that arise and set clear, transparent expectations.
