Tenant Placement
MLS Listing
We offer listing your unit on MLS through Realtor.ca. With over 240 million visits each year, Realtor.ca provides the widest exposure for any property.
Online Advertising
We list all properties on Facebook, Kijiji, and Rentals.ca. Depending on the specifics of each listing, we strategically allocate our paid advertising to maximize exposure.
Active Listings
We have the advantage of generating more leads through our other active listings. The increased traffic from these listings provides additional opportunities to maximize our reach and effectiveness.
Database
With a database of over 1,000 tenants, we ensure that each new listing is shared with any suitable tenants we have worked with in the past.
Tenant Screening
When screening a tenant, we evaluate multiple components to ensure a comprehensive assessment. We ask tenants to provide a credit report, the last two paystubs, a letter of employment, and a 410 rental application form. Our screening process includes:
- Thorough analysis of the credit report
- Employment verification
- Driver’s license verification
- Check for past LTB hearings
- References from previous landlords
- Reference from the current landlord
- Review of social media accounts
We also consider the human element, understanding what the tenants are like and what they are looking for. After a thorough evaluation, we present our findings to the landlords, offering our professional recommendation for your final approval.
Lease Agreement Process
Once we have approved a tenant, we proceed with drafting the lease and its appendix. We always use the standard lease form required by the RTA and LTB, and we include an appendix prepared by a paralegal specialized in the RTA. We then walk the tenants through the lease to ensure they understand their commitments and expectations. After both parties—the landlord and the tenants—have signed the lease, we collect the last month’s rent and the key deposit.
Utility Transfer / Tenant Insurance
After the lease is signed and the last month’s rent is collected, we assist tenants with transferring the necessary utilities and their tenant insurance.
Full Management
Tenant Placement
All aspects of tenant placement are included, except for listing on MLS, which incurs an additional fee. However, online advertising, active listings, access to our tenant database, tenant screening, lease agreement process, and assistance with utility and tenant insurance transfers are all included.
Day-to-Day Management
We are available 24/7 for tenant issues, ensuring responsiveness and fostering positive tenant relationships. We handle tenant conflicts, inquiries, and any emergencies that arise.
Minor Repairs
We handle minor repairs in-house, charging only for the cost of materials. This includes tasks like fixing light fixtures, patching small holes in walls, doing small paint touch-ups, and replacing washers in water fixtures. For each issue, we visit the unit and attempt to resolve it ourselves. If we cannot, we will hire a professional to ensure the job is done correctly.
Major Repairs
We work with a trusted network of contractors for significant repairs, passing along invoices without additional charges for coordination. Many of our contractors offer cash payment options, saving a substantial amount of money while still providing certified professional services.
Administrative Tasks
We handle N and L forms, rent receipts, and provide monthly reports to keep you informed about market conditions and the status of your property.
Maintenance
Our team ensures the furnace filter is clean and the water softener is refilled, while also making sure the unit is well-maintained. We oversee regularly scheduled maintenance and conduct quality checks to ensure everything is in top condition.
Cleaning
Our team handles cleaning between tenants, alleviating this responsibility from your agenda and eliminating the need to hire a cleaner for every tenant turnover.
Rent Collection
We offer flexible rent collection options to suit your preferences. If you prefer, we can collect the rent, handle all disbursements, and then send the rent to you. Alternatively, if you prefer to receive the rent directly, tenants can send it to you and provide us with a screenshot to confirm payment.
Rental Guarantee
Full Management
This plan is an exclusive add-on for any client on the full management package. It includes everything from the full management package and more.
Rent Guarantee
Guaranteed Rental income for up to 12 months or $60,000 per lease.
Damage Protection
Damage protection from willful tenant damage up to $10,000 per lease.
Legal Coverage
Legal Fees incurred during the eviction process covered up to $1,500.

Our rental guarantee program is facilitated through SingleKey. Therefore, all SingleKey requirements and documentation apply.
